First-time buyer’s guide: the small print, understanding what you are purchasing

Once your conveyancer has completed their investigations and received the necessary information, they will report to you on the legal aspects of the property and the purchase.

This is your opportunity to make sure you understand what you are buying and any obligations or restrictions that come with it.

If you have questions, ask them. There is no such thing as a silly question when you're buying your first home.

Freehold, leasehold and management charges

One thing first-time buyers should understand is whether the property is freehold or leasehold.

Freehold

Generally, a freeholder owns the property and the land on which it stands.

However, don't assume that buying a freehold property automatically means there are no ongoing property-related charges.

Some modern developments can have estate charges, management fees or rentcharges, for example, to contribute towards the maintenance of communal areas, private roads or open spaces.

Leasehold

With a leasehold property, you own the property for the duration of the lease, subject to the terms contained within it.

There may be additional costs to consider, including:

  • Service charges
  • Ground rent, where applicable
  • Buildings insurance contributions
  • Management fees
  • Administration charges
  • Costs relating to major works

Your conveyancer will investigate these matters and explain the relevant legal obligations to you.

First-time buyer tip: Don't just ask how much a property costs to buy , ask how much it will cost to own.

A property with a lower purchase price could still have significant ongoing charges, so make sure these form part of your budgeting.
